Make Your Home Sell Itself

Pay attention to detail, first impressions count with buyers.  You only have one chance and it starts with what often is referred to as curb appeal .  This can increase your chances of getting quality offers quicker and top dollar for your home.

At the front door:

• Clean porch, entry way, and foyer
• Make sure the doorbell is working properly
• Repair and paint front door and locks if needed and screen if necessary

 Exterior appearance:

•  Keep lawns cut
• Trim hedges and shrubs
• Weed and edge gardens and walkways
• Clear driveway and clean oil marks
• Clean out garage
• Touch up paint where needed
• Add plants, flowers, and update landscaping if needed

Maintenance:

• Repair leaky faucets and running toilets
• Replace filters
• Tighten doorknobs and latches
• Repair cracks and seals
• Replace defective light bulbs and update lighting if needed
• Oil squeaking doors and hinges

Organize:

• Create space by decluttering
• Clear halls and stairs
• Get rid of any old, dingy, or worn furniture
• Clear kitchen counter tops and keep dining room table clean and neat
• Clear closets of unnecessary clothes and seasonal items
• Remove all empty boxes and containers

Squeaky clean:

• Clean and freshen bathrooms until they sparkle
• Clean fridge, stove, washer, and all large appliances
• Replace filters and clean vents
• Sweep, mop, and vacuum all floors

Create a buying mood:

• Turn on all lights during showings
• Keep thermostat and a comfortable temperature
• Open all blinds and drapes to let sunlight in
• Put fresh flowers or plants out
• Remove all personal items such as knick-knacks and family photos 

Choose your agent wisely.  Choose your agent by asking questions of him or her.  Find out how knowledgeable they are about houses currently for sale in your price range and also of houses that have recently sold.  Can your agent recommend a good lender that has the reputation of excellent customer service and low rates to assist your new buyer with financing?  A good listing agent can get your house sold at TOP DOLLAR and help you find a new home.
